
Buying a house here involves a cast of characters — agents, lenders, underwriters, escrow, inspectors — and a vocabulary nobody explains to you. Here is the whole process in plain language, with the numbers that actually apply right now.
You Don’t Need 20% Down
This is the myth that keeps people renting. Conventional loans go as low as 3% down, FHA loans 3.5% with a lower credit-score bar, and VA loans 0% for eligible veterans and service members. USDA loans also allow 0% in designated rural areas — which cover more of the country than most people assume. The typical first-time buyer puts down closer to 10% than 20%.
The trade-off is mortgage insurance, which protects the lender and not you. On a conventional loan it is PMI, and you can request removal once you hit 20% equity — it also drops automatically at 22%. On an FHA loan the annual premium generally lasts the life of the loan unless you put 10% or more down or refinance out of FHA later. That difference is worth real money over time, so compare the two on total cost, not just the monthly payment.
Where Rates and Limits Stand
Freddie Mac put the 30-year fixed average at 6.65% as of August 20, 2026, with 15-year loans running roughly half a point to a point lower. Rates move daily, and yours depends on credit score, down payment, and loan type — which is why quotes from three to five lenders are worth real money. A quarter point on a $400,000 loan is tens of thousands of dollars over 30 years.
One number worth knowing before you shop: the 2026 conforming loan limit is $832,750 in most of the country, rising to $1,249,125 in high-cost counties (and that higher figure is the baseline in Alaska, Hawaii, Guam, and the U.S. Virgin Islands). Below the limit you get conventional pricing; above it you are in jumbo territory, which usually means stricter credit and reserve requirements. If you are close to the line, a slightly larger down payment can move you under it and change your terms entirely.
Closing Costs: The Expense Nobody Budgets For
On top of the down payment, expect 2–5% of the purchase price — origination fees, appraisal, title insurance, escrow, and prepaid taxes and insurance. On a $400,000 home that is roughly $8,000 to $20,000 in cash at signing. Ask every lender for a Loan Estimate: it is a standardized federal form, so offers line up column by column. Compare page 2, where the fees live, not just the rate on page 1.
What Changed About Agents
Since August 17, 2024, under the National Association of Realtors settlement, two things are different. Offers of buyer-agent compensation can no longer be published on the MLS, and you must sign a written agreement with a buyer’s agent before they tour a home with you — spelling out how they are paid and how much.
Practical effect: the buyer’s agent commission is now openly negotiable, and sellers may or may not contribute to it. Read that agreement before signing, ask what happens if the seller offers less than the agreed rate, and don’t assume representation is free just because it used to feel that way.
The Process, Step by Step
- Check your credit — the score you have when you apply sets your rate
- Get pre-approved, not just pre-qualified — sellers won’t take an offer seriously without it
- Sign with an agent, having read the compensation terms
- Make an offer with contingencies for inspection, appraisal, and financing — these are your exit doors
- Inspection — never skip it. A few hundred dollars can save tens of thousands
- Appraisal and underwriting — if the appraisal comes in below the offer, you either renegotiate or cover the gap in cash
- Closing — sign a mountain of paperwork, wire the funds, get the keys
One warning that belongs in every guide: wire fraud is the biggest risk of the whole transaction. Criminals impersonate title companies by email and redirect down payments. Always call the escrow or title office at a number you looked up yourself — never one from the email — to verify wire instructions before sending anything.
Get an Insurance Quote Before You Waive Anything
This has become one of the hardest parts of buying in the last few years. Homeowners insurance premiums have risen sharply, and in wildfire, hurricane, and hail-exposed areas some carriers have stopped writing policies entirely. A house can be affordable on the mortgage and unaffordable once insured — or hard to insure at all, which can stall your loan.
So price the insurance during your contingency period, not after. Ask specifically about roof age, wildfire or flood zone designation, and whether the property has any prior claims history.
Ongoing Costs Beyond the Mortgage
Your monthly payment is usually PITI: principal, interest, property taxes, and insurance. Property taxes vary enormously — New Jersey, Illinois, and Texas run high, while Hawaii and Alabama are among the lowest. Add HOA dues if applicable, and budget roughly 1% of the home’s value per year for maintenance. First-time buyers are routinely surprised that taxes and insurance add 30–40% on top of principal and interest, and that escrow shortages can raise your payment mid-year even on a fixed-rate loan.
💡 Tip: Look up first-time buyer assistance in your state — most states run down payment assistance or below-market-rate loan programs, and many buyers never check. “First-time buyer” usually just means you haven’t owned a home in the past three years, so far more people qualify than expect to. Ask your lender which programs they are approved to originate; not all of them handle every state program.

에이전트 규정이 바뀜습니다
2024년 8월 17일 전미부동산협회(NAR) 합의 이후 두 가지가 달라졌습니다. 바이어 에이전트 보수를 MLS에 게시할 수 없게 됐고, 집을 보러 가기 전에 반드시 서면 계약을 체결해 보수 방식과 금액을 명시해야 합니다. 즉 바이어 에이전트 수수료는 이제 협상 대상이고 셀러가 부담할 수도, 안 할 수도 있습니다. 서명 전에 반드시 읽고, 셀러가 합의된 비율보다 적게 제안할 때 어떻게 되는지 물어보세요.
진행 순서
- 신용점수 확인 — 신청 시점 점수가 금리를 결정합니다
- 사전승인(pre-approval) — pre-qualified가 아니라 사전승인이어야 오퍼가 진지하게 받아들여집니다
- 에이전트 계약 — 보수 조항을 읽고 서명하세요
- 오퍼 제출 — 인스펙션·감정·융자 조건(contingency)은 빠져나올 문입니다
- 인스펙션 — 절대 생략하지 마세요

반드시 넣어야 할 경고 하나 — 이 거래에서 가장 큰 위험은 송금 사기입니다. 범죄자들이 타이틀 회사를 사칭한 이메일로 다운페이를 가로챡니다. 송금 전에 반드시 본인이 직접 찾은 번호로(이메일에 적힌 번호 말고) 에스크로·타이틀 사무실에 전화해 계좌를 확인하세요.
조건 해제 전에 보험 견적부터
최근 몇 년간 가장 어려워진 부분입니다. 주택보험료가 크게 올랐고, 산불·허리케인·우박 위험 지역에서는 아예 인수를 중단한 보험사도 있습니다. 모기지는 감당되는데 보험까지 더하면 안 되거나, 아예 가입이 어려워 대출이 멈추는 경우가 생깁니다. 조건 기간 중에 보험료를 확인하고, 지붕 연도·산불·홍수 구역 지정·과거 보험금 청구 이력을 구체적으로 물으세요.
모기지 외에 계속 나가는 비용
월 납입금은 보통 PITI입니다 — 원금, 이자, 재산세, 보험. 재산세는 주별 편차가 커서 뉴저지·일리노이·텍사스가 높고 하와이·앨라배마가 낮은 쪽입니다. HOA 회비가 있으면 더하고, 유지보수비로 집값의 연 1%를 잡으세요. 세금과 보험이 원리금 위에 30~40%를 더 얹고, 고정금리여도 에스크로 부족분 때문에 연중에 납입액이 오를 수 있다는 점은 알아두세요.
💡 팁: 거주 주의 첫 주택 구매자 지원 프로그램을 꼭 찾아보세요. 대부분의 주가 다운페이 지원이나 저리 대출을 운영하는데 확인조차 안 하는 분이 많습니다. “첫 구매자”는 보통 최근 3년간 주택을 보유하지 않았다는 뜻입니다. 렌더에게 어느 프로그램을 취급하는지 직접 물어보세요 — 모든 렌더가 모든 주 프로그램을 취급하지는 않습니다.
