
Once you own a home, two questions come up again and again: should I refinance, and should I borrow against my equity? In 2026 those two questions have very different answers than they did five years ago — and the reason is one number most homeowners are sitting on.
🔒 The Lock-In Effect Changes Everything
Millions of Americans refinanced into 2–4% mortgages during 2020 and 2021. The 30-year fixed now averages around 6.65%. If you hold one of those pandemic-era loans, a traditional rate-and-term refinance is simply off the table — you would be trading a historically cheap loan for an expensive one.
That is why home equity borrowing has become the main event. Americans are sitting on more than $11 trillion in tappable equity, close to record levels, and a second lien lets you reach it without touching the first mortgage rate you locked in. Before doing anything else, look up your current rate. It determines which half of this article applies to you.
Refinancing: Run the Break-Even Math First
Refinancing replaces your mortgage with a new one — usually for a lower rate, a different term, or to drop PMI. It is not free: closing costs typically run 2–5% of the loan.
The calculation that matters: closing costs ÷ monthly savings = break-even months. If it costs $6,000 and saves $200 a month, you break even in 30 months. Stay longer and you win; move sooner and you lost money. Be honest about how long you will really keep the house.
Two shortcuts worth knowing. If you have an FHA or VA loan, the FHA Streamline and VA IRRRL programs refinance with reduced documentation and often no new appraisal. And if your only goal is dropping PMI, you may not need to refinance at all — see below.
The Trap: Restarting the Clock
Refinancing a 30-year loan you have already paid on for seven years into a brand-new 30-year loan lowers the payment but adds seven years of interest back onto your life. If your goal is total cost rather than monthly cash flow, compare a 15- or 20-year term, and always compare total interest remaining, not just the monthly number the loan officer highlights.
Two Things You Can Do Without Refinancing
- Drop PMI. On a conventional loan you can request cancellation once you reach 20% equity, and it must terminate automatically at 22%. If your home has appreciated, an appraisal may get you there years earlier. No refinance, no closing costs.
- Recast the loan. If you come into a lump sum, many servicers will apply it to principal and re-amortize your payment at your existing rate, usually for a few hundred dollars. Nobody advertises this, because it earns the lender nothing. Ask specifically whether your loan is eligible.
💵 Where Equity Borrowing Rates Stand
As of late August 2026, national averages sit at roughly 7.2–7.3% for HELOCs — a 2026 low — and 7.4–8.1% for fixed home equity loans, depending on whose survey you read. Both are far cheaper than credit cards or personal loans because your house secures them.
Typical requirements: lenders let you borrow up to 80–85% of your home’s value minus what you owe, meaning you must keep 15–20% equity, and the best pricing goes to scores above 740.
HELOC vs. Home Equity Loan vs. Cash-Out Refi
- HELOC — a revolving credit line against your equity, usually variable-rate and tied to the prime rate. You typically get a 10-year draw period, often interest-only, followed by roughly 20 years of repayment. Good for staged expenses like a renovation.
- Home equity loan — a lump sum at a fixed rate with fixed payments. Predictable, and the right tool for a one-time known cost.
- Cash-out refinance — replaces your whole mortgage with a bigger one. In 2026 this rarely makes sense unless your existing rate is already at or above current market.
⚠️ HELOC Details That Surprise People
- The payment shock at year ten. When the draw period ends, interest-only payments become principal-and-interest on a shorter runway. Payments can double or worse. Know the date before you sign.
- Lenders can freeze or reduce your line. If home values fall or your credit weakens, a HELOC you were counting on can shrink — which is exactly when people tend to need it.
- You have three business days to cancel. Federal law gives a right of rescission on a HELOC or home equity loan secured by your primary residence: three business days after closing, no penalty, no reason required.
- Ask about a fixed-rate conversion option. Many HELOCs let you lock part of the balance at a fixed rate without a full refinance — useful if rates climb mid-draw.
- State rules vary. Texas, for example, caps total home equity debt at 80% of value and limits HELOC withdrawals to once per year.
- The interest is only deductible if the money is used to buy, build, or substantially improve the home securing the loan. Consolidating credit cards with it does not qualify.
The critical thing all three share: your house is the collateral. Missing payments risks foreclosure. That is a different category of risk from unsecured debt, so borrowing against equity for vacations or depreciating purchases is rarely wise — and consolidating credit card debt only works if you also stop adding to the cards.
💡 Tip: Get Loan Estimates from at least three lenders on the same day — the standardized form makes offers directly comparable, and quotes move daily. Credit unions frequently undercut big banks on second liens by a meaningful margin, so include at least one. And ask whether the “no-cost” option simply rolls fees into your rate or balance. It usually does.

🔒 모든 걸 바꿔놓은 잠김 효과
2020~2021년에 수백만 명이 2~4% 모기지로 갈아타습니다. 지금 30년 고정은 평균 약 6.65%입니다. 당시 대출을 가지고 있다면 일반적인 금리 재융자는 아예 선택지가 아닙니다. 싼 대출을 비싼 대출로 바꾸는 꼴이니까요.

재융자: 손익분기부터
재융자는 공짜가 아닙니다. 클로징 코스트가 대출금의 2~5% 정도 듭니다. 중요한 계산은 하나입니다 — 클로징 코스트 ÷ 월 절약액 = 손익분기 개월수. $6,000이 들고 월 $200을 아낀다면 30개월입니다. 그보다 오래 살면 이득, 그전에 이사하면 손해입니다.
지름길도 있습니다. FHA나 VA 대출이라면 FHA Streamline과 VA IRRRL은 서류가 간소하고 감정평가가 생략되는 경우가 많습니다.
함정: 시계를 다시 돌리는 것

- 3영업일 철회권이 있습니다. 주거지를 담보로 한 HELOC·홈에쿼티론은 클로징 후 3영업일 안에 위약금 없이, 이유 없이 취소할 수 있습니다
- 고정금리 전환 옵션을 물어보세요. 잔액 일부를 재융자 없이 고정으로 잠그는 기능을 주는 HELOC이 많습니다
- 주별 규정이 다릅니다. 텍사스는 지분 대출 총액을 집값의 80%로 제한하고 HELOC 인출을 연 1회로 제한합니다
- 이자 공제는 해당 주택을 구입·건축·상당히 개선하는 데 쓴 경우에만 됩니다. 카드 빚 통합은 해당되지 않습니다
셋 모두의 공통점이자 가장 중요한 점: 담보가 우리 집입니다. 연체하면 압류 위험이 생깁니다. 여행이나 감가하는 물건을 사려고 지분을 빼 쓰는 건 대개 현명하지 않고, 카드 빚 통합도 카드를 다시 쓰지 않을 때만 효과가 있습니다.
